Hospitality investment
A guest house is both a property and a business. With a PhD in tourism and a focus on hospitality investment, I help you assess both, in Marrakech and across Morocco.
The approach
You are buying an income as much as a building: the figures matter as much as the charm.
01
Marrakech, Essaouira, Fez, the Atlas or the South: each destination has its own guests, seasonality and price level. Positioning is decided before the property.
02
Realistic occupancy, average nightly rate, booking platform commissions, staff, running costs and works: we build a prudent scenario, not a brochure.
03
Buy the property and create the business, or take over a guest house already operating, often through a share transfer.
04
Operating licence, classification, safety, compliance of works, title deed: a full due diligence before committing.
05
Direct or delegated management, team, online distribution, maintenance: organisation drives profitability as much as the purchase price.
Two ways to buy
More freedom over the concept and the works. On the other hand: permit delays, no income history, a launch period to finance.
Income from day one and a verifiable track record. On the other hand: you may take on the company’s liabilities, hence a serious audit and warranties.
The figures
Ask for the accounts and booking platform statements over several years, occupancy season by season, the average nightly rate, the share of commissions, payroll, fixed costs and works to come. Be wary of projections that rest on no track record.

Support
Before any offer, I carry out a feasibility study with you: market, competition, expected income, works and operating budget. You decide on figures, not on the impression of a viewing.
