Marrakech, neighbourhood by neighbourhood

Living in Marrakech

From the thousand-year-old medina to golf estates and desert views, each part of the Red City offers a different way of life. Here is my personal guide to the areas where my clients buy.

The neighbourhoods

Where to buy in Marrakech

UNESCO world heritage

The Medina

The historic heart of the city: souks, palaces and hidden courtyards behind discreet doors. Life here is lived inside the riad, around the patio and on the roof terrace.

Properties: Traditional riads, dars, palaces and boutique guest houses, often to restore.
Ideal for: Lovers of heritage, guest-house investors, second homes.

Central and prestigious

Hivernage

Elegant and green, between the medina and Guéliz, home to the city’s palace hotels, restaurants and nightlife.

Properties: Luxury apartments, penthouses and a few villas.
Ideal for: Lock-and-leave owners who want everything on foot.

The modern city

Guéliz

The French-era new town: art-deco buildings, galleries, cafés, shops and international schools nearby.

Properties: Apartments and city houses.
Ideal for: Year-round living, families, rental investment.

The oasis

La Palmeraie

Thousands of palm trees a few minutes from the centre, with large walled estates and complete privacy.

Properties: Contemporary and traditional villas on large plots, prestige estates.
Ideal for: Families, high-end second homes, entertaining.

Gardens and Atlas views

Route de l’Ourika

Lush gardens, olive groves and views of the snow-capped Atlas, with a calmer, more countryside feel.

Properties: Villas and estates on generous land.
Ideal for: Nature lovers, privacy, boutique guest-house projects.

Amelkis, Royal Palm, Al Maaden

Golf area

Secure residential golf communities around the city’s best courses, with clubhouses and services.

Properties: Villas and apartments in gated developments.
Ideal for: Golfers, families, owners wanting full-service living.

Private estates

Route de Fès

A quieter axis to the north-east with large private properties and some of the city’s most exclusive estates.

Properties: Villas and estates on large plots.
Ideal for: Buyers seeking space and seclusion near the city.

The stone desert

Agafay

Lunar landscapes 40 minutes from Marrakech, famous for luxury camps and spectacular sunsets.

Properties: Land, eco-lodges and hospitality projects (subject to planning rules).
Ideal for: Hospitality investors and unique retreats.

Residential and green

Targa and Route d’Amizmiz

Residential, close to the centre yet calm, with gardens and easy access to the city.

Properties: Villas and family homes.
Ideal for: Families settling in Marrakech year-round.

How to choose

Choosing the right area

Your use

A holiday home, a family base, a rental investment or a guest house each point to a different neighbourhood.

Your lifestyle

Walking to restaurants and souks, or space, gardens and silence? Proximity to schools, golf or the airport?

Your return

Rental demand, licences and management differ between a medina riad and a Palmeraie villa. I help you compare.
